I'm glad to see rents are increasing in Nashville.  I hope those increases will filter into Chattanooga.   I haven't seen any big increases lately, but I don't think I have as many units as your team.  I checked out your website and it looks like you rent quite a few units.
I was able to renew another 1 year lease at the same rent rate last week and I felt fortunate.  I didn't even try for an increase since this tenant has been so good.   My next renewals come up in April and I'm hoping they will renew for another year or go month-to-month with an increase.</description>

		<description>Sounds like you guys experienced what we did a little more than a year ago. The bottom dropped out of our rental market, but stablized about 6 months ago. Since then, rents have steadily risen about a percent a month.</description>

Sarah - I would agree that managing a property from a distance would be difficult without a property manager.   If I inherited one that was located several hours from my home, I'd probably use a property manager.  I'm not sure I'd go out and purchase a property for pure investment if it weren't located close to me.  I just like to be able to keep an eye on my investments.

Thanks for the comments.  It was good to get insight from a vendor.  I haven't heard many stories of satisfied Learning Annex customers that went on to be successful after attending the conference.  The high pressure sales atmosphere and management not honoring promises will probably eventually cause the Learning Annex to flame out.

		<description>You were right.  This show was a rip off.  I was one of the vendors that worked for Learning Annex until they didnt pay me.  I felt very greasey everytime I worked on that show.  It was sad to see the people attending the show wasting their money on that crap hoping for a dream.  The people working the booths were instructed to grap your credit card from you so they could charge it asap.
STAY away from the Learning Annex. Bill Zanker is a clueless president..
I can't believe Trump was part of this snake oil show but he got 1.2 million everytime he talked "live".</description>
